About This Property

For families, first-time land buyers, diaspora buyers, and long-term investors who want a documented plot, a clear payment plan, and the right to inspect before paying.

Oaklaey Gardens 2 is a gated residential estate located on Epe–Omu Road, Ogun State. It is currently in pre-launch, with 300 sqm plots from ₦10,000,000 and 500 sqm plots from ₦17,000,000.

We would rather you ask every question and verify every document than buy on excitement. This page tells you what you are buying, how the process works, and what to check independently.

What You’re Actually Buying

Property type: Residential land in a planned estate

Plot sizes: 300 sqm and 500 sqm

Location: Epe–Omu Road, Ogun State

Documents: Registered Survey and Deed of Assignment

Estate features: Road layout, perimeter fence, security, estate office

A note on the documents. A Deed of Assignment is the document that transfers the land from the seller to you. A registered survey defines your plot’s exact boundaries. Neither replaces your own due diligence, and we encourage you to have your lawyer verify the underlying title at the relevant land registry before you pay.

Prices and Payment Plans

Plot size Outright 3 months 6 months
300 sqm ₦10,000,000 ₦10,500,000 ₦11,000,000
500 sqm ₦17,000,000 ₦17,500,000 ₦18,000,000
  • Initial deposit: ₦4,000,000 to begin any installment plan.
  • Balance example (300 sqm, 6 months): ₦11M − ₦4M deposit = ₦7M spread over the plan period.
  • Bulk offer: Buy 6 plots, get 1 free.

The installment plans cost ₦500,000 to ₦1,000,000 more than paying outright. We state that openly so you can decide whether the flexibility is worth it.

How Buying Works: 5 Steps

  1. Inspect the site. Book a free inspection and see the land, access road, and estate layout for yourself. Bring your lawyer or surveyor if you wish.
  2. Choose your plot and payment plan. Select 300 or 500 sqm and an outright, 3-month, or 6-month payment. We will give you a written breakdown of every amount and due date.
  3. Verify the documents. Review the survey and title documents. Have your own lawyer conduct searches before you commit any money.
  4. Pay and sign. Make your initial deposit (or full payment) to the company’s official account only. Sign the sales agreement and collect an official receipt for every payment.
  5. Complete payment and receive your documents. After your final payment, you are allocated your plot and receive your registered survey and executed Deed of Assignment

Six Questions Every Careful Buyer Should Ask

1. Is the title clean?
Your documents are a registered survey and a Deed of Assignment.

2. What if the project stalls?
Land is not a promise of future construction, so you own the plot regardless of estate progress. The estate features we advertise are road layout, perimeter fence, security, and an estate office. Ask us for the delivery timeline for each, in writing.

3. Can I visit the site before paying?
Yes. Inspections are open to everyone. You can also send a representative if you are abroad.

4. What does the payment plan look like?
You pay ₦4M upfront, then the balance across 3 or 6 months. Outright payment is the lowest price. Every payment is receipted, and your schedule is written into your agreement.
